The Rising Sun Blues, better known as "The house of the Rising Sun" is a great exercise in playing the root of a chord (using the thumb), followed by playing the arpeggio (using the 1st, 2nd, and 3rd fingers of the right hand) on the higher strings. Keys can practice playing the bass line using the root of each chord while playing the arpeggio or melody. Split the keyboard.
